Job Purpose

This position, reporting to the Director of Development – The Americas Region to actualize the real estate strategy for the region delivering current school related real estate projects to build capacity where significant enrollment demand is present and other campus improvement projects.

Job Description

Real Estate Project Leadership 

  • Support the design, develop and review, approval and implementation of real estate strategy in coordination with Director of Corporate Development – The Americas Region. Working with Regional Finance, Legal, MAC, HR  and IT teams with support and direction of Group Corporate Development & Real Estate teams.
  • Manage The Americas regional real estate project delivery of approved projects
  • Establishes rigorous project governance and reporting structures across projects.
  • Coordinate with school-based teams on strategic opportunities and project delivery. 
  • Coordinate and manage third party developers, legal and construction management
  • Identify resources needed, assign individual responsibilities and accountabilities and proactively manage performance
  • Proactively identify key risk areas for the projects and actively seeks to mitigate this.

Real Estate Project Scope

  • Work on all aspects of the project to include:
  • Instigate a rigorous tender process for the appointment of Design Architects, Contractors, and Suppliers.
  • Lead design architects to ensure the build specifications meets agreed objectives. Liaison with building contractor to ensure project meets timeline and quality control.
  • Lead suppliers of various facility and equipment to ensure the selected products suit the best operational requirement of school.
  • Working closely with internal Group Nord Anglia Education and marketing team and the Regional Finance & HR Teams.
  • Working closely with Regional IT Director to set up school IT infrastructure. 
  • Working with local regulators to ensure local regulations in terms of necessary land, building and traffic permissions, safety and security are fully adhered. 
  • Supporting the Principal as appropriate with early activities such as marketing and events.
  • Working with Nord Anglia Education’s community ensuring the best design, student flow and teaching and learning environment is delivered
  • Developing a local community engagement strategy including leading on liaison with the local regulators as required and other community groups
  • Managing all public relations for the project with the support of Nord Anglia Education’s central marketing and communications team
  • Ensuring the operational needs of the school are being considered during the build including the Health & Safety, Security requirements, Safeguarding and Child Protection

 

Financial Management

  • Responsible for budget ownership of agreed CAPEX
  • Actively leads the delivery of project plans to ensure all business and financial benefits are realized by Nord Anglia Education
  • Accurately forecasts project costs on a regular basis.
  • Accountable for any issues related to costs within the project lifecycle
  • Ensure rigorous process in place with supplier/contractor to ensure best price achieved at required quality.
  • Ensure best negotiation on payment terms and managing the cash flow of the project

 

Communication with interested stakeholders

  • Responsible for ensuring all project governance processes are adhered to.
  • Update Director of Corporate Development – The Americas of project status, Risks & Opportunities
  • Updating the Group Corporate Development Team on a bi-weekly basis on progress and solutions to resolve any issues.
  • Maintaining and communicating the project plan to all relevant stakeholders to support smooth transition to operations.

Required Skills/Abilities

  • Candidates should have experience in land use approvals, knowledge of civil and architectural design, and construction permitting in different locations throughout Americas.
  • Bachelor’s degree in construction management or related field
  • 5+ years of land entitlement and project management experience
  • Must be able to read zoning ordinances, civil plans, and architectural drawings
  • Excellent organization, leadership, and communication skills
  • Must be able to work in a fast paced/entrepreneurial environment
